WHAT IS A BUYER'S AGENT?

An agent who represents a buyer is referred to as a buyer's agent. Who's fiduciary duty is to the buyer and only to the buyer. They are responsible for negotiating with the other party's agent on behalf of their client to get them the best deal. Once an agreement for a sale has been reached, an agent will guide the client through the process of finalizing the sale by helping the buyer to fill out paperwork and navigate the closing of the sale.

This is not all. In addition to the duties mentioned above, a buyer's agent helps prospective home buyers create a wish list of what they want in a property. They will then research properties in their client's desired price point and compile a list of potential properties to show them. When the sale is being finalized, a buyer's agent is there to keep taps on important dead lines, help guide them through the final requirements of the sale and to help arrange appraisals and inspections.

If you are not getting that good vibe, however, speak up. Even if you've signed a contract to work with a buyer's agent, if you truly are not happy, most times both sides will agree to part company, and the firm's broker or the veteran agent leading the group will help you find someone you are more comfortable working with. No one wants an unhappy buyer.

What's the difference between a Real Estate Agent and a Realtor®?

Realtors® are real estate agents who are members of the National Association of Realtors (NAR). The NAR is an organization that serves the dual purpose of providing professional support to its members as well as making sure they adhere to a code of ethics and uphold a certain level of professionalism. To become a NAR member, an agent has to join their local Realtor association.

Real Estate Agents must still be licensed to practice and doesn't have to join the NAR, but becoming a member of the NAR can boost their reputation. The NAR requires agents to take additional ethics courses, they get networking opportunities, and they receive legal and tax support from their local NAR chapter.
